Residential Roofing

The Headlands and Mentor Headlands neighborhoods sit close enough to the lake that wind uplift drives our fastening spec. Further inland, in Mentor Hills and the subdivisions off Hopkins Road, the bigger issue is ventilation. A lot of 1960s Mentor ranches were built with soffit venting that has since been buried under blown insulation, and the resulting heat load shortens shingle life by years.

Commercial Roofing

Mentor has more commercial roof square footage than any other city in Lake County. The Mentor Avenue retail corridor, the Great Lakes Mall outparcels, and the Mentor Industrial Park along Tyler Boulevard are largely flat and low-slope assemblies, most of them EPDM or TPO installed in the 1990s and now at or past service life.

We handle single-ply replacement and restoration on these buildings, along with preventative maintenance agreements that catch seam failure and drain blockage before it reaches the deck. Work in the industrial park is typically scheduled around production so operations are not interrupted.

Roof Repairs

The most common Mentor repair call is ice damming at the eave, concentrated in the older neighborhoods where ventilation was never corrected. Second is flashing failure at chimney and sidewall junctions on the split-levels built through the 1960s and 1970s.

We also respond to wind and hail damage after storms track across the lake, and we document conditions for insurance claims where the damage warrants it.

Roof Coatings

Roof coatings make the most sense on Mentor's commercial inventory. A sound EPDM or modified bitumen roof that is leaking at seams rather than failing across the field is often a better candidate for a coating than a tear-off, at a fraction of the cost and with no disruption to the tenant below.

We assess whether a roof is a coating candidate honestly. If the insulation below is saturated, a coating buys nothing and we will say so.
